Due to the quality of the rooms that we offer, we operate with a very high occupancy rate and therefore our rooms are in high demand. However, due to the number of rooms that we have, we do have a regular, small supply of rooms becoming available and so it is advisable to contact us as soon as possible if you are interested in any of our rooms or would like further information.

The price of the room relates to the size of the room itself and the facilities that the property has to offer. As a guide:


Single rooms (approx. £500 per month) – These rooms would include a single bed and mattress, wardrobe, chest of drawers, desk and chair.

Double rooms (approx. £600 per month – £700 per month). These rooms would include a double bed and mattress, wardrobe, chest of drawers, desk and chair.

Ensuite rooms (approx. £750 per month – £850 per month) – These rooms would include a double bed and mattress, wardrobe, chest of drawers, desk and chair. You would also have your own dedicated ensuite facility contained within your bedroom.

Yes. There are two elements to the deposit that we collect. Firstly a holding deposit which secures the room during your application process and then the balance of the total deposit which is held during the term of your tenancy and secured against the room that you rent to cover any damages etc.

Our Tenant Application Form is used to collect all the required information that we ask for. You can then attach further documents to your application such as proof of ID, bank statements, pay slips or employer letters confirming a new job, any Visa or Permit proof etc.

No. Due to strict Licensing requirements from Chelmsford City Council our rooms are for single occupancy only. Guests/friends will be allowed to visit occasionally however this will be monitored during your tenancy.

No. All rents are inclusive of gas, electric, water, Council tax, wireless broadband, weekly cleaner, gardener and any off road parking.
